Buying an Acreage Near Pigeon Lake: The Questions That Actually Matter

July 16, 2026 ·

An acreage gives you space and privacy, but a country property comes with a different set of questions than a house in town.

Water and septic

Understand the well (depth, flow, quality) and the septic system’s type, age, and condition.

Access and roads

Is the road county-maintained or private? Who clears the snow?

Power, gas, and internet

Check what’s connected, and ask about rural internet if you’ll work from home.

Land use and zoning

Your plans — animals, a shop, a second dwelling — depend on zoning and county rules.

Outbuildings and condition

Shops and barns add value if they’re sound; check drainage and grading too.

None of this should scare you off — just ask the questions. I’m glad to help.
